The Residential Asset Price Paired Index Data Series: what a property worth 100 in January 2010 would be worth now, holding quality constant. Built by comparing properties against themselves, so a change in what happens to be selling never reads as a change in price.

The line is solid through 2026-08, a month backed by 4,297 repeat-sale pairs. Nothing standing on fewer than 2,000 gets published. It carries on dashed to 2026-09, where there is less behind each point and the numbers will still move as more sales are matched. Below 250 pairs — including the month in progress — nothing is drawn at all.

Read the right-hand end loosely. A home only counts here once it has sold twice, so the newest months rest on the few that happen to have resold just now. Expect the tail to wobble and the last few months to be revised as more repeat-sale pairs become available.
